These ten services are the plumbing and heating jobs we arrange across Tooting, Tooting Bec, Balham and Furzedown, from a line at 26 Noyna Rd, London SW17 7PH that is answered at all hours. Each one goes to an independently owned partner company, which quotes in writing before work starts. Prices below are published London ranges, not our quotes.

Why These Ten and Not Others
We did not pick them from a shelf. Each one answers a fault that Tooting's own housing and water keep producing, which is why they group the way they do.
Water Where It Should Not Be
Emergency plumbing, burst pipes and leak detection all deal with a pipe that has failed. In converted flats a leak rarely stays put, and Du Cane Court's 676 flats in Balham share risers, so speed in isolating the water matters.
Drains and Waste
Blocked drains and toilets sit on the waste side. The July 2021 storm brought video of sewage drains overflowing near Tooting Town Hall, and the culverted Falcon Brook under Ritherdon Road is part of the local sewerage, so a downpour can find a weakness fast.
Heat and Hot Water
The boiler, central heating, cylinder, shower and power flush entries share a cause: hard water. The Thames Water supply measures 262 mg/l of calcium carbonate here, and scale builds in heat exchangers, elements and shower valves.
Two Local Facts Behind Every Quote
Two facts steer how we advise on every job, and we will tell you which applies to yours.
The Water: 262 mg/l
Hard water means prevention is often cheaper than cure. A filter, an inhibitor or a descale can save a repeat visit, and we say so even when it means a smaller job for the partner.
The Houses: Terraces, Cottages and Flats
Victorian and Edwardian terraces, Totterdown Fields' 1,244 cottages and the Heaver Estate's Queen Anne houses were built long before combi boilers. Flues, condensate runs and pipe routes were added later, and in conservation areas Article 4 Directions can affect where external work goes.
Choosing Between Repair and Replace
Not every fault deserves a repair. A boiler with several failures, a cylinder past its life or a shower that scales up each season may cost more to patch than to replace. Published London figures help: a new combi roughly £2,000 to £3,500, a vented cylinder £500 to £1,200 and an unvented one £900 to £3,500. We tell you where your job sits against those numbers.

Your Questions Answered
What jobs can you arrange?
Ten: emergency plumbing, blocked drains, burst pipe repair, leak detection and repair, emergency boiler repair, central heating repair, toilet repair, shower repair, hot water cylinder repair and power flushing. They are the faults that Tooting homes ring about most, chosen because hard water, old drains and converted flats keep producing them. If your problem is not on the list, ring and we will say honestly whether a partner company can help.
Do you carry out the work yourselves?
No. We answer the line, find the independently owned local partner company that can reach you soonest and suits the fault, and text you its name before it arrives. The partner quotes in writing, does the work, invoices you and takes payment directly. We handle no payment or invoices, and we chase the job if something goes wrong.
Is there a call-out charge?
Usually, and the partner company sets it. Published London guides put call-out fees at roughly £90 to £120, with boiler engineers listed lower at about £40 to £90. Whatever it is, it appears in the written quote before work starts, so you never find it for the first time on an invoice.
How do I know which service I need?
Describe what you can see, hear or smell and we point you to the right one. Water on the floor is emergency plumbing or burst pipe repair, a slow sink is blocked drains, a cold radiator is central heating repair and a lukewarm tap is a cylinder or boiler issue. If it is unclear, the partner company diagnoses first and tells you what it found before quoting.
Why are the prices shown as ranges?
Because only the partner company that has seen the fault can price it. The ranges are published London figures from guides and vendor pages, collected in 2026, and they are a rough guide rather than an offer. They help you spot a quote that looks wildly out of line either way. The binding number is the written quote.
Do you handle boiler servicing or new boilers?
Our ten services are repair-led, so a dead boiler, lost pressure or a lockout is covered under emergency boiler repair. A boiler beyond repair is a different conversation, and a new combi is published at roughly £2,000 to £3,500 installed. The partner company will tell you honestly whether repair or replacement makes more sense.
Are the services available at night?
Yes. The line is open 24 hours, every day, and emergency jobs are matched to a partner company in the same way at 3am as at 3pm. Out-of-hours work generally costs more, with published London boiler call-outs in the evening, weekend and overnight listed from about £120 up to £350 or more. The partner states the figure in writing first.
What standards do these jobs follow?
Water work follows the Water Supply (Water Fittings) Regulations 1999 using WRAS-approved fittings, and gas work follows the Gas Safety (Installation and Use) Regulations 1998. Boilers follow Building Regulations Part L, unvented cylinders Part G3, drainage Part H, and system cleansing BS 7593. We would rather point to those than to a badge.
Do you cover my part of Tooting?
We cover Tooting, Tooting Bec, Upper Tooting, Balham, Furzedown and Wandsworth Common across SW17, SW12 and SW16. Those are all within a couple of miles of 26 Noyna Rd, which is why a nearby partner is often free. See Balham, Tooting Bec and Furzedown for the local detail.
What if the job turns out bigger than expected?
The partner company tells you before carrying on. It explains what it has found, why the job has changed and what the revised price is, in writing, and nothing proceeds without your agreement. If you are not comfortable, you can decline and pay only for what was already agreed. If you want a second view, ring us and we talk it through.
